Two ways to apportion
- Metered — direct consumption from the meters serving each area, plus a fair share of communal (unmetered) consumption, apportioned by net internal area and each area's communal-participation percentage.
- Schedules — split a known total cost, like cleaning or insurance, across areas by their NIA share.
Electricity, gas, water, oil, heating and cooling can all be recharged in a single run.
Fair, transparent charges
Each line shows direct and communal consumption, the supplier's rate alongside the tenant rate you set, an admin fee (a fixed amount or a percentage), and VAT. Per-tenant service-charge caps are honoured, with any shortfall recorded, and void areas are flagged as Landlord (Void) so the cost of vacant space is never hidden.
